Planned community painting work
Dear owners, after a long search we have found a house painter.
The company will start the repairs of the last few years that have already been decided.
The company is called Pinturas Rufete from Manacor.
We have ordered a first section on the street side for this
year. Rufete will gradually start work from 22.5.2024.
The section starts at the top of the main gate of the community and ends at the bottom of block 9.
Where Rufete starts and continues with the work, I have released Rufete from work.
The walls are painted about 1.5 meters high ( about to the
first joint ), also up to the entrances.
We try to match the color of the walls to the original color as much as
possible.

New owners’ meeting 6.4.2024 10:00
Dear owners, unfortunately we had to cancel the owners’ meeting.
The reasons are clear, due to a formal error (annual statement sent too late).
The owner, Mr Muniz, has threatened to take legal action if we do not cancel the meeting.
The formal error will now be rectified and the invitations will be sent out again immediately.
The statement will be adjusted accordingly.
This is where my personal opinion on this subject comes in:
H. Muniz, as spokesperson for an unnamed group of owners, calls for the 2019 resolution to be amended Renovation budget to be used by the administration and the president according to resolution or urgency to keep the property in good condition.
For each renovation, the group expects three cost estimates, which are then decided at a meeting. These three cost estimates are to be sent to all owners in advance to get an idea of the situation.
In my view, this makes the work of a president for such a large community impossible, which will prevent me from serving another term of office.

Pool tile repair
Last week we started draining the water from the pool. This is necessary to renew the tiles on the floor. The work was completed yesterday, 21 February 2024. The defective areas have been repaired. The pool edge has been repainted. Defective joints were replaced and the entire pool was re-grouted. Unfortunately, the pool attendant had to tell me that there are still parts of the pool floor under the tiles. We will have to discuss a solution in the medium term.
Water leak in the community
The community has apparently had a water leak since June 2022.
Ancusa informed our old manager about this. Unfortunately, as we all know, he did nothing more to solve the problem.
In order not to waste any more time, I turned off the water to look for the leak.
With success, a pipe broke in front of block 8/2. For this reason, the water had to be turned off again for another 30 minutes at short notice.
Unfortunately without notice, for which I apologize, there was imminent danger.
I’m trying to have the insurance cover the cost of the repairs and the water bill.
This takes a little time.
In addition, I commissioned our insurance office, part of our administrator, to prepare a report as to whether there was an impact on the building because the pipe burst had existed for so long.
